How do I know if I need roof repair or replacement in Houston?

You know from the deck, the patch count, and whether the field still flexes — not from the year the subdivision opened.

You know whether you need roof repair or replacement in Houston by what a walkthrough shows on the deck and the field: local flashing or tabs if the plane is still honest (shingle repair); a full field (roof replacement) if wood is wet or thin, leaks repeat, or creasing is widespread. This question is about evidence, not preference. Soft decking in the attic, daylight through a plane, an overlay already on the lid, or a stain that returns after patches — those point to replacement. Walk the interior first in your notes: which rooms, which storms, whether the drip moves. Then the exterior: granules in gutters, curled or creased tabs, missing caps, algae that marks wet slopes, a chimney gap from clay. You still should not call the verdict from the yard on a two-story pitch. We photograph planes and, when it is safe, look at the wood.
