Roof replacement in Houston is the full-field conversation: the asphalt or the low-slope lid is past honest repair. We do not start here because a ZIP code is “old.” We start here when walkthrough shows wet or thin decking, widespread creasing, repeated leaks, or a storm-opened field that would be a patch on a patch.
Pearland is the city we pair first with replacement. Silverlake (mid-1990s, often cited around 1995) and Shadow Creek Ranch are in a first or early second replacement cycle depending on the original product and whether a storm already took a slope. SH-288 and Brazoria (with Harris and Fort Bend edges) set the permit path. Secondary there is inspection when the owner wants the condition written down before deciding.
The Energy Corridor (77077 / 77079) is the district pair: 1960s through 2000s houses west on I-10, many of them in a replace window, with Addicks and Barker Harvey-era flooding in living memory. A Pearland Silverlake street and an Energy Corridor 1970s ranch can both be in a replace window and still need different flashing counts, different stories, and different permit offices. We will not price them as one “Houston square.” Tear-off of an overlay is a driver. Wet decking is a driver. A chimney that has already separated on clay is a flashing driver, not a reason to pretend the new shingles will hold the masonry still.
The Houston factor
A replacement here is specified for humidity, rain, and wind-driven rain, not for a high-elevation freeze-thaw cycle Houston does not have. Hurricane season (June 1–November 30, NOAA) is why we talk fastening and ridge, not because we stage an around-the-clock reroof crew. Annual precip near fifty inches (published, station-dependent) plus shade equals algae on the next field if you ignore the north slope. Harvey (August 2017) is a real extreme; commonly published IAH multi-day totals sit in the mid-thirty-inch range. We do not invent inches for a cul-de-sac. Hail is less dominant than in North or West Texas. Coastal clays (Beaumont Clay and related — not a parcel-level “Houston Black” label) move chimneys and walls; a new roof that ignores that flashing condition fails early. Pine canopy in Memorial and The Woodlands will put needles on the new valleys the first spring. Do you quote by the square on the website?
No. We list drivers: size, pitch, layers, decking, flashing, access. The number comes after we see the roof.
Will a new roof stop clay movement at the chimney?
No. A replacement can rebuild flashing to the masonry we find. It does not stop high-plasticity clay from moving the structure. We separate roof scope from foundation scope.
Are algae-resistant shingles required?
