Does homeowner's insurance cover roof repair costs?

Coverage depends on your policy and whether the damage is sudden. We photograph the roof. We do not write the claim.

Homeowners insurance sometimes covers roof repair in Houston when the damage is sudden and accidental — typically wind, a tree, or documented hail — and typically does not cover wear, Gloeocapsa streaks, or leaks from a flashing that opened over time. We describe what we see on the lid; we do not promise an adjuster outcome. Start with storm damage or inspection, especially after a thunderstorm in Katy.

Read your policy for named perils, deductibles, and whether the roof is actual cash value or replacement cost. That document, not this blog, decides coverage. Houston storms are often wind and wind-driven rain. Large hail occurs, but it is not the default yearly story of this metro the way it is on the Caprock. Algae on a north slope can be mistaken for bruising in a night photo. Needles in Memorial valleys look like storm debris after every blow. Clay can make a ridge look twisted when the structure has been working for years. We separate those so you are not building a file on the wrong mechanism.

If the plane is open, emergency first — tarp or visit scheduled during business hours — then documentation. If you only need the lid described for a file, inspection is the cleaner page than a repair sales walk. If the field was already at replacement from age and overlays, a storm may still be the event you report, but the roof condition was not invented by one afternoon. We will say what is old and what is new rather than flatten it into a script.

Deductibles, ACV versus RCV, and matching laws are carrier and policy questions. We are not your public adjuster and we do not publish fake claim win rates. The Houston factor

Hurricane season (June 1–November 30, NOAA) is when named systems and tropical moisture drive calls. Harvey (August 2017) is flood and rain memory as much as wind; flood endorsements are not the same as a wind claim. We do not invent street-level inch counts. We photograph the roof we were called to.

Hail is less frequent than in North or West Texas (NOAA Storm Events / Houston Chronicle reporting on that contrast). We do not repeat “8–12 hail days a year” contractor copy. Wind-driven rain under tabs is the everyday insurance-adjacent failure. Wear and algae are the everyday exclusions people confuse with storm bite. We will label which we see.

What we will and will not put in writing

We will write condition: lifted tabs, missing caps, openings, wet decking, algae, debris, clay-moved flashings. We will not write that your carrier must pay. We will not invent a date of loss. If you need a documented look for a claim file, say that on the form so the visit is inspection-shaped, not a surprise reroof pitch.

Will insurance pay to replace my whole Houston roof?

Only if your policy and the damage support it. Wear, age, and algae usually do not. Sudden wind or documented hail might. We photograph what is on the lid. Katy and Cypress storms are often wind and rain, not a hail-only file. Ask your carrier. We will not promise their answer in this article or on a walkthrough.

Do black streaks help or hurt a claim?

Black streaks are usually Gloeocapsa, a humidity story, not hail. Treating algae as storm damage is how files get messy. We separate surface growth from creased or missing tabs. If you want the lid described honestly for a claim, that separation is the point of an inspection, not a reason to skip photos.

Should I repair before the adjuster visits?

Emergency openings should be tarped or closed so rooms stay drier — keep photos of the opening. Routine repairs can wait if the plane is stable and you need the damage seen.
